https://preview.redd.it/was22yn9lk4b1.png?width=1080&format=png&auto=webp&s=483c5236617517a8e06b1612f28b9646d44b79df

Choosing the Right Location

When embarking on a custom home building project in Denver, one of the first and most critical factors to consider is the location. Carefully assess different neighborhoods and areas to find the one that aligns with your lifestyle, preferences, and future plans. Consider factors such as proximity to amenities, schools, transportation, and your workplace. Additionally, research the neighborhood’s character, safety, and potential for future development to make an informed decision.

Understanding Denver’s Building Codes and Permits

Understanding Denver’s building codes and permits is crucial to ensure a smooth and compliant construction process. Each municipality may have specific regulations, and obtaining the necessary permits can be a complex and time-consuming task. Engage with local authorities, architects, and builders who are well-versed in the local building codes to navigate this process effectively. By doing so, you can avoid unnecessary delays and complications throughout your project.

Considering the Climate and Weather

Denver experiences a semi-arid climate with distinct weather patterns. It is essential to consider the climate and weather conditions when designing your custom home. Take into account the temperature fluctuations, precipitation levels, and potential natural hazards like hailstorms or heavy snowfall. Design your home to withstand these conditions by ensuring proper insulation, ventilation and selecting suitable materials. This will not only enhance your comfort but also contribute to long-term energy efficiency.

Designing for Energy Efficiency

Given the fluctuating temperatures in Denver, designing your home for energy efficiency is a wise choice. Incorporate features that promote energy conservation, such as high-quality insulation, energy-efficient appliances, and properly sealed windows and doors. Consider utilizing solar panels and smart home technology to further reduce your environmental impact and lower utility costs. Building an energy-efficient home not only benefits the environment but also adds long-term value to your property.

Assessing the Site and Soil Conditions

Before construction begins, it’s crucial to assess the site and soil conditions of your chosen lot. Conduct soil tests to determine its composition, drainage capacity, and any potential challenges for foundation construction. Understanding the site and soil conditions will help you make informed decisions regarding excavation, grading, and overall construction feasibility. Additionally, assess the topography and orientation of the land to optimize natural light and minimize potential hazards.

Setting a Realistic Budget

Setting a realistic budget is a fundamental aspect of any custom home building project. Consider all the associated costs, including land acquisition, design fees, permits, materials, labor, and potential contingencies. Work closely with a financial advisor and builders to establish a comprehensive budget that aligns with your vision and financial capabilities. It’s essential to strike a balance between your aspirations and the practicality of your budget to ensure a successful project.

Selecting the Right Builder

Choosing the right builder is crucial to the success of your custom home building project. Research and evaluate reputable builders in Denver who have a proven track record of delivering high-quality homes. Look for builders with experience in the type of home you want to build and those who can accommodate your design preferences and budget. Consider checking references, reading client testimonials, and visiting their past projects to assess their craftsmanship and attention to detail.

Planning for Future Expansion

When designing your custom home, it’s essential to plan for potential future expansions or modifications. Anticipate your family’s evolving needs and consider elements such as additional bedrooms, a home office, or flexible living spaces. Incorporating a flexible design allows for future growth and minimizes the need for costly renovations or extensions down the line. Engage with architects and builders who can help you create a versatile floor plan that caters to your current and future requirements.

Incorporating Smart Home Technology

Smart home technology has become increasingly popular, offering convenience, security, and energy efficiency. Consider incorporating smart features into your custom home design, such as automated lighting systems, integrated security systems, and energy management systems. These technologies not only improve your day-to-day comfort but also enhance the value and marketability of your home.

Ensuring Quality and Timely Construction

Finally, ensuring quality and timely construction is paramount to a successful custom home building project. Choose a builder with a reputation for delivering high-quality craftsmanship and adhering to project timelines. Regular communication and involvement in the construction process will help you stay informed and address any concerns promptly. Conduct regular inspections to ensure that construction meets the desired standards and quality you expect.

Conclusion

Building a custom home in Denver is an exciting opportunity to create a living space tailored to your preferences and lifestyle. By considering these essential factors, such as choosing the right location, understanding building codes, and incorporating energy-efficient features, you can set the stage for a successful home building project. Remember to work closely with professionals, including architects and builders, to ensure that your dream home in the Mile High City becomes a reality.

2023.06.07 12:05 FitEyes The AREDS Vitamin Formulas for Eye Health: A Deep Dive

When it comes to eye health, particularly in preventing age-related macular degeneration (AMD), the Age-Related Eye Disease Study (AREDS) and its successor, AREDS2, have made significant contributions to our understanding of dietary supplementation for eye health. That being said, the AREDS formulas aren't without their share of controversy, especially concerning the dosage of zinc.

Rethinking Zinc in the AREDS Formulas

The original AREDS formula contains 80 mg of zinc oxide, a level that has been criticized as being excessive. The AREDS2 study, responding to concerns about the potential toxicity of higher zinc levels, reduced the amount of zinc to 40 mg. While follow-up research showed that 40 mg of zinc is a better dose than 80 mg, the question of whether 25 or 30 mg (total) would be equally as effective, but safer, remains unanswered. It is suggested that a dose of 30 mg may be as effective for most people and likely safer.
Another concern around the AREDS study involves the simultaneous intake of multivitamins by study participants. In AREDS, two-thirds of participants took multivitamins along with the AREDS formulation, and in AREDS2, this number was almost nine out of ten. Given that multivitamins often contain additional zinc, this introduces potential variability in total zinc intake, complicating the analysis of the study results.

Building a Case for Full-Spectrum Carotenoids

Both AREDS formulas include carotenoids, but their usage of isolated forms has provoked criticism. The first AREDS formula contained β-carotene, which was removed in AREDS2 due to increased lung cancer risk among smokers consuming it in its isolated form. (This risk was not observed with food-based carotenoids.) Despite the elimination of β-carotene, the use of other isolated carotenoids in the AREDS formulas remains controversial.
I assert that carotenoids, as they naturally occur together in many fruits and vegetables, should be consumed in a full-spectrum approach to maximize their health benefits and ensure safety.
Interestingly, high β-carotene intake from foods does not increase lung cancer risk, even in smokers, whereas isolated β-carotene does. This contrast could arise due to a disproportional intake of β-carotene compared to other carotenoids like β-cryptoxanthin, or that high intake of β-carotene may prevent the absorption of other carotenoids. This competition for absorption is exemplified by evidence showing that higher intakes of lutein and zeaxanthin can decrease β-carotene absorption (van Het Hof et al., 2000).
Moreover, the role of β-cryptoxanthin, another dietary carotenoid, highlights the safety of the full spectrum approach. A study showed high dietary intake of β-cryptoxanthin is associated with a lower risk of lung disease in smokers, contrasting with the effects of isolated β-carotene (PubMed 36771049). People who consume more β-carotene from food automatically obtain more of the other carotenoids, including β-cryptoxanthin.
Further supporting the advantages of the full spectrum approach, recent studies show lycopene, a carotenoid not found in the macula but rich in tomatoes, may protect lutein and zeaxanthin en route to the macula (Antioxidants 2020, 9, 264; Antioxidants 2019, 8, x). This research implies that protection against AMD could extend beyond lutein and zeaxanthin supplementation and towards a broader dietary carotenoid intake.
Another carotenoid source worth noting is the golden spice, saffron. Saffron is a rich source of many carotenoids, but two are particularly relevant to AMD: crocin and crocetin. Clinical research indicates that daily supplementation with 30 mg of saffron for six months can significantly improve retinal function in patients with AMD (PMID: 28289690).
There are over 600 carotenoids that naturally occur in foods, each with potentially unique and beneficial properties. This rich diversity further supports the need for a full-spectrum carotenoid approach in both our diets and supplementation practices.
Studies tend to focus on isolated nutrients. The reason is not that isolated nutrients are superior, but rather than conducting studies and analyzing results is easier. Therefore, we don't have many studies looking at the advantages of the "full spectrum" approach, but it is a conservative approach that could potentially offer more benefits and fewer risks. The idea is based on the premise that in nature, nutrients typically work synergistically, providing more significant health benefits when consumed together than individually.

Where Do We Go from Here?

Despite their drawbacks, the AREDS and AREDS2 supplements remain some of the most widely recommended in ophthalmology practices. These formulas have significantly advanced our understanding of nutritional intervention for eye health. However, like all areas of medical science, there's always room for improvement and refinement.
The concerns around zinc dosage and carotenoid selection in the AREDS formulas highlight the need for continued research and improved formulas. As we strive for improved eye health, we must continue to explore and refine these formulas, keeping up with new scientific discoveries and the evolving understanding of nutritional science.
There's a growing consensus favoring a full-spectrum approach to carotenoids over isolated forms. The complexity and diversity of carotenoids in nature seem to hint at a sophistication that we are just beginning to comprehend.
The ultimate goal of these efforts is to create a supplement that is maximally effective, yet closer to nature. While we may not be there yet, my research is focused on formulating the next generation of supplements that reflects the complexity and richness of nature itself.
In the meantime, if you are taking the AREDS formula with 80mg of zinc, consider switching to something else. The AREDS2 formula is a better choice due to the reduced amount of zinc, but the dose remains high enough that, at a minimum, most of us should avoid simultaneously consuming other supplements that contain zinc.
Another consideration is the consumption of isolated carotenoids. If you are consuming any isolated carotenoids, take care to ensure that you also consume plenty of "full spectrum" carotenoids from foods and, optionally, from a concentrated natural carotene source such as saffron or some of the herbs and spices listed below:
These herbs and spices should complement a balanced and varied diet rich in fruits and vegetables. Furthermore, you can leverage knowledge from traditional medical systems, such as Ayurveda and TCM, to fine-tune your personal selection of healing herbs and spices.
Always remember to check the latest research for the most accurate information.

2023.06.07 11:58 dropsofsaturn27 I've (F33) started to develop feelings toward my boss pero hindi magkaiba ang mundo naming dalawa (M33)

Okay, so, napadpad ako dito sa big company na ito at hindi ko gusto yung boss ko. He came from a very affluent family and was a product of nepotism kaya manager na although may utak naman talaga siya at hindi lang basta spoiled brat. We're the same age. We didn't hit it off at first. Both of our personalities are strong and he was a very rude and cold boss. Takot lahat lumapit sa kanya, junior or senior. I hate him so much and I feel like he hates us too dahil nga ang grumpy niya. He's childish kahit mid 30s na siya.
Dumating yung time na hindi ko na kaya, na ready na ako na mawalan ng work, so I confronted him and told him that his rudeness is not helping us become productive. He was taken aback by my comment but surprisingly, he took it all in at hindi naman sya nagalit sa akin. Other people in the company told me I was the only person who did that to him. Later on, super nasanay na ako na sawayin siya 'pag may behavior siyang unnecessary and we became very casual and comfortable with each other so biglang ang mokong na ito, parang bumabait. A lot of people told me pati top management na ang positive ng impact ko sa kanya at huwag kami maghihiwalay. Masaya naman kami together. Ang haba din lagi ng chat namin sa isa't isa and nagkakakwentuhan about personal life and doon ko nalaman yung back story niya kaya mas lalo akong naging attached sa kanya although I feel na naghoholdback din siya.
To cut the story short, I think I already caught feelings for him, lintek talaga. Ayokong i-assume na he feels the same so sabihin na nating wala at nakahanap lang siya ng makakakausap or iintindi sa kanya.Ang dami lang challenges ng feelings na ito because 1) Boss ko siya and ayokong maapektuhan yung career namin parehas. 2) Langit siya, lupa ako. 3) He's FilChi and alam ko his parents wants him to marry a Chinese and Rich girlAyokong maniwala sa teleserye.
Sampalin niyo lang ako sa katotohanan and ano bang appropriate na gawin to stop this feelings from growing? Resignation na ba agad? Promise, professional naman kami sa work, walang physical harutan na nagaganap. It's like we keep having deeper conversations lang lately both about work and in life. He asked me out on a dinner before kasi ang top perfomer ako sa work (na totoo naman). Sumama ako sa dinner na yun because why not? Free food at mamahalin pa.
Dapat ba huwag ko na siya kausapin 'pag hindi related sa work? May ginagawa ba kaming masama? :(

2023.06.07 11:56 Intelligent_Ad8406 The people of Talam ùr: This is the concept for all the species living on one of my worlds on the island of Talam ùr (celtic inspired), I would like some feedback about how "realistic" they sound.

When the Fae of the star court visited Earth during the bronze age and early iron age they struck a deal with the gods and other primordials that had interests in this world. What this deal exactly entailed is unknown. The star court was allowed to appropriate humans over the years until they had a sizable population of various cultures. The Fae put these people on a new world, a world where magic flowed stronger that on earth and their gods came with them.
One of these groups were people of what is now known as Ireland, their descendants remember this place as "Eirè" and although few stories have survived about this mysterious place of origin it is clear to them that the Fomorians, Firbolg, Sidhe, and even the Tuath Dé Dannan existed back then as well.
according to the stories, the Fomorians were the first inhabitants of Eirè who were challenged by the Fir Bolg, these two would then be overthrown by the Tuath Dé Dannan, though the Fomoire seemingly allied with the Dé Danann at first. The origins of the "Goodly folk", the Aos Sidhe is also unclear but almost all druids and bards agree that they were responsible for bringing their people to Talam ùr.
The specifics are unknown to them, they know not of the courts, but they do know of the "Sidhe", their power, and the "otherworld".
Most humans living on Talam ùr call themselves "folk of Eirè", referencing the mysterious place where they originated from. After being brought to Talam ùr in separate groups the Tuatha Dé Dannan tried to help them in building a new existence, however, during this period the Fomire, diminished Fae that had a rivalry with the Tuath Dé Dannan managed to find a way to Talam ur and attacked them in full force.
this war raged on for centuries and meanwhile, the separated groups tried to survive, some who had been brought here with some resources and tools fortified themselves and tried to survive by farming and hunting. In these early days three groups came into being that are somewhat separate from the normal "Folk of Eirè", the Faoladh, the folk of the scythe, and the Muirgheilt.
The following descriptions are a summary of these concepts, but i am unsure if this could work, though i hope it will.
The Faoladh are descendants of earthborn "werewolves" unlike true shapeshifters these people can freely turn into an animal or hybrid form. this ability comes from the rituals that created werewolves in the Neolithic era, the Faoladh are descendants of people affected by a weaker ritual, their claws are not anti-magical and they cannot turn others into werewolves and they are in full control of their ability. The Faoladh’s population is large enough to reproduce themselves without inbreeding and thus after multiple generations, they have become somewhat distinct from normal humans with wolf-like eyes, a more muscular body, and legs that are seemingly starting to become digitigrade
these traits are however mostly found in the Tuath Connoicht, a territory that the Faoladh ruled and protected during the war between Tuath Dé Dannan and Fomoire and where most of them live. Faoladh that live elsewhere are more likely less wolf-like in appearance. Though there are relatively few of them they can be found outside of the Tuath Connoicht, often as sellswords.
The Tuath Péal are what we would call "giants", standing twice as tall as a large human they are descended from a group of people that prayed to their ancestors for aid as they were having trouble surviving in this strange land. Their ancestors, the Fir Bolg granted them aid in the form of a transformation that would create the first Giants, or that is at least what most people believe as the giants do not often speak of the Fir Bolg or their origins.
The larger tribes of giants are known as the (folk of the scythe), as they have over generations turned to farming to survive. There are more than 20000 Giants on Talam ùr nowadays, a small population compared to the more than 100000 normal humans living on this humongous island though there are similar populations on the other islands as well which suggests that at some point they crossed the frozen bridges during the Winter of Mourne when the human settlements struggled to survive to seek for new lands and resources.
In rare cases where giants and men fight the giants have the overall advantage, however since they need far more food their true weakness is their supplies, this is less a weakness for the Tuath Fiach who are nomadic but for the Tuath Peal this is a big problem. have less skill in crafting armor and weapons and fewer numbers than the smaller humans such wars have always ended in stalemates. Giants have the same weak spots as normal humans and spears are very effective against them. These clashes are however unlikely, giants might have two times the strength of an average man but they also are far less warlike.
They are very talented stonecrafters and buildings made by giants are works of art.
The Muirgheilt are however an enigma to most, they are considered as a form of Sidhe by most, but the truth is far more terrifying, these half human, half fish/seal creatures were once humans. They struck a deal to escape the Fomorians with a Sidhe and have since then developed into their own species (They are the least fleshed out of all these concepts)
The idea is that most of these people have due to their history learned to cooperate, it is no utopia but overall Faoladh and the folks of the scythe and of Eirè live together under the rule of an Ard Ri, a high king to who the other provincial Ri owe fealty. Most of Talam ùr is wilderness and thus cooperation is necessary to survive Fomorian raids for example.
Their cultures are something i still have to flesh out, but i wanted to ask if these concepts might work for a celtic inspired island.

[M38] Medial Malleolar Fracture Non Union
38M - Canada December 2021 Fell off a 20 to 25 foot ladder. Landed upright on both feet. Broke left ankle. Still suffering from pain and mobility issues.
Medial Malleolar Fracture 3mm gap between Fracture and tibia (now down to 2mm)
Half this report is in French…
“Il n’y a qu’une legere consolidation partielle de la fracture a son tiers posterieurs. Il n’y a qu’un petit cal osseux le long de la fracture au niveau de la vis. Ce cal osseux s’etend sur environs 25 a 30% de la fracture. Plus de 70% de la fracture n’est pas consolidée”
Basically translates to: Only a small consolidation (union) of fracture. There is a small bone callus (cal osseux) which covers about 25 to 30% of fracture. More than 70% of fracture is non consolidated (non union)
From the MRI report: Superficial deltoid is not well seen and may be torn. Chronic thickening of tibialis posterior tendon partially obscured by artifact but not completely torn.
The “experts” completely ignored the MRI and CT scan. They both clearly show a non union with partial healing of the fracture.
Complex file. Don’t have access to much imaging. Shown is an xray from April 2022.
My Orthopedist refuses to operate again (he has yet to see MRI/CT scan, appointment in a few weeks). Physio keeps me stable but I have shown little to no improvement since last year. Currently waking with a cane, most days I’m in so much pain that I think of taking out the crutches.
How screwed am I? What other options can I try?

2023.06.07 11:53 Fun_Chair2168 Chinchilla falls advice

Hello! Just looking for some advice if anyone has experienced this or may know what to do to.
My chinchilla is about 8 1/2 years old and has had a lot of health problems over the past few years. He’s had dental problems on and off most of his life and the vet also found a heart murmur a few trips ago (the vet checks this every time he has a dental trip and doesn’t think it’s worsened or of serious risk to him currently) - he’s also prescribed metacam long term and has been for a few years.
Recently I have noticed that he has been falling in his cage. It’ll happen once, maybe twice a week, where he will seem absolutely fine and then randomly fall in the cage to the bottom. He always lands okay and seems a bit dazed after (I’ve picked him up a few times after to see if he’s okay and he seems fine and moves normally, just less squirmy) - and then he goes back to normal following this, eating and drinking normally and behaving as if nothing has happened. No problems with pooping or exercising either. He’s still a very energetic, curious and happy chinchilla, and I know chinchillas are good at hiding illnesses but we’ve usually gotten good at spotting when he’s going down hill because of his teeth problems.
My partner and I are obviously concerned but also a bit confused about it. His cage is entirely wooden ledges, but we’re considering buying a big ledge to go in the middle of the cage to stop him falling so far. I’m considering taking him to the vet to have him checked out anyway but I’m also trying not to jump to conclusions because I’ve taken him to the vets before for things and there hasn’t been anything wrong. Has anyone else experienced this or have any advice about what to do or what this might? I’ve googled it and it’s suggested he might be having seizures.
Any advice would be really helpful!

2023.06.07 11:47 Gablepres Stanton Swann, Lord of Stonehelm

Discord Username: JB Allye#1218
Character Name and House: Stanton Swann
Appearance: Stanton Swann is an older man, regal in bearing and strong-backed despite his mostly-grayed hairs and wizened eyes. He stands a bit shorter than the average knight, five foot and ten with a lean and powerful frame honed by constant exercise and battle. Scars line his body beneath plate, male and cloth, and a blade wound traces a white streak from the left side of his neck nearly to his ear.
Age: 45
Gift: Leadership
Skills: Strategist(e), Tactician, Cautious, Covert
Talents: Running, Horse breaking, Swimming
Starting Titles: Lord of Stonehelm
Starting Location: King's Landing, with Quentyn Baratheon.
Family Tree:

Biography

"Shelter Beneath Our Wing"
Stanton Swann was born in the first moon of the year 162 AC to the Lord Ryger Swann and his wife, Lady Lynesse. He was the second born of their children, but the first to survive past his first year, and he bore his elder brother's name. An altogether normal child, at least by most standards, Stanton grew up healthy and mostly happy, though not without challenges. Ryger Swann was a harsh taskmaster and an equally stern father, and though Stanton would not be a man until his sixteenth year, he wasn't a 'boy' by his ninth.
Stanton took to his harsh instruction well, and though he was not the most skilled warrior in the Seven Kingdoms (not even the most skilled in his own keep), he was a very intelligent young man above all else, something that his father both appreciated and cultivated in the boy. In matters of state, he was competent, in matters of court, he excelled, but it was in tactics and warcraft that the boy showed his genius. His father, no slouch in command himself, was overshadowed by the son, and he hardly minded. Instead, he simply drilled the boy further.
By now, though, it was time for the future Lord Stanton to start doing the business of Lords, and part of that was squiring for a worthy knight. That worthy knight was Brus Baratheon, Lord of Storm's End, and while not as harsh as Ryger Swann, Brus didn't take it easy on the boy. In his own words, he knew 'the lad can take it'. Take it he did. Stanton proved a worthy second to the Lord Baratheon, and along the way would cross paths with, and befriend, his son, who he affectionately knew as 'Billy'. Though Billy himself would be afield as a squire, they spent some time together as children that would only become more common as they both stepped into lordship.
After his ascent to knighthood, and with it, his ascent to manhood, Stanton would return home a different figure than he was when he left. He walked with a newfound confidence and ease about him, with the look in his eye of a young man who had supreme faith in his own abilities and poise. Already a strapping young man, this made him something of a heartthrob within court, and he had no shortage of flirtations with various women of the realm in his wilder years. One such conquest, and the one nearest to his heart, was Carolei Estermont, second daughter of the Lord of Greenstone. Arranged to marry a Rosby man, Stanton would charm her into breaking her arrangements and eloping with him to be wed in Stonehelm, and through means that no man or woman in the House of Stonehelm can decipher to this very day, he was somehow able to convince the Estermonts that he'd done them a favor. Alas, the marriage was far less eventful than the courtship. Despite... vigorous attempts, the two could not seem to conceive, and Stanton worried that the troubles that plagued his own parents with their children had been passed down to him, after a fashion.
Sadly, the life of a lord is not all flirtations and dalliances. Soon enough, Theory would become Practice, and Stanton marched to war for the first time at the age of 24... alongside his friend, the Lord William Baratheon. Stanton was no warrior, or at least, not a particularly outstanding one, but as a tactician he was immaculate. Mostly an outrider for the Marcher forces accompanying the host, Stanton would claim few notable scalps of his own, but his men would demolish the flanks of the opposing force in concert with the royal army, and he would quickly acquit himself well as a leader of men, earning praise from his father and his fellow Lords alike. What few were willing to talk about openly, including Stanton, was his other, more... unsavory activities in the war. Stanton was the leader of the forces ordered to flush the would-be-usurper out of hiding in the Dornish villages and countryside, and he took to the task with grim determination, hunting his quarry with a viciousness and ruthlessness that disturbed his men, though they followed their orders without much protest. Many scars still line the Boneway, and Stanton can claim credit for a troubling number of them.
Though his father would linger on for five more years after the Red War, he would abdicate his seat in favor of Stanton due to his advanced age, leaving the 25 year old as the Lord of Stonehelm. By this time, he had finally had a child, born while he was away at war. A hearty baby girl, who his mother named Shirei. Stanton, uncharacteristically, was rather miffed at the situation. Seven years he'd been wed, and after seven years of trying the gods saw fit to spite him with a daughter. He would never share his feelings with his wife and daughter, however, instead doting on her in the same fashion he doted on his wife. Despite his actions in the war, the image presented to the realm was one of a devoted husband, a devout knight, a fair lord, and a loving father.
All that would subtly begin to change.
As he aged, Stanton would continue trying for a male heir, but once again, a long drought would plague his line. In that time period, William would be blessed with a family of his own, something that caused no end of private envy in Stanton, though he dared not speak it aloud, out of love for his dear friend. He would quickly take to the heir to the house of Storm's End, Quentyn, and even at his young age Stanton treated the boy with the same love and respect he held for his father.
That said, Stanton's subtle descent continued. Conflicts with the Marchers of the Reach over their new conquests drove a wedge between former allies, and Stanton was quite vocal of his personal distrust of their former comrades-in-arms, a position he still holds to this day with much more vitriol. Once a gregarious and outgoing man, Stanton would slowly become reclusive and stern, much like his father. A public feud with Richard Morrigan drew censure from William, and similarly verbose and public displays of vitriol towards their Reachman neighbors only served to make it clear that something was very wrong with Stanton Swann.
That wrongness would only elevate further with time. As he grew older, Stanton became paranoid that the Marcher Lords of the Reach were spying on their Stormlander neighbors, a belief that he came to hold so closely that he would pace the floors at night, seeking anyone who acted suspiciously. A long-time family servant, Lyle, would be found to be acting 'suspiciously' one night, and rather than act reasonably,... Stanton would beat the elderly man to death with a fire iron...in front of his daughter. As it turned out, Lyle had been skimming from the Swann coffers to afford better accommodation for his family, but Stanton had no proof of such a thing, or even a suspicion of it, before killing the man.
Stanton's new demeanor was not a temporary fit, and his episodes have continued, though much more commonly in private now, as William was able to convince his longtime friend to ease his temper, if only somewhat, and the one thing that hasn't changed about Stanton in his later years is his love for 'old Billy boy'. Even going into his fortieth year, the man had no sons, only two more daughters to his name, which meant that unless there were some miracle, Shirei would be the executor of his will and estate, if not the Lady of the house, as he himself had only one brother, and that brother is a Maester. Atop all this, his daughter was hardly a 'catch', a plain, mannish woman much like her father in her stoicism but not nearly as intellectually inclined. If anything, he wished more that Quentyn Baratheon, or Damon Morrigen, the nephew of his hated rival Richard, could be his son, but alas, such a thing was impossible.
Now an aging, bitter man, Stanton Swann turns his attention towards his legacy, that of a good man turned a bitter, wizened butcher by war and time. Skirmishes alongside the Carons against the Dornish, border disputes with the Reachman, and the appointment of his dear friend William as Hand of the King loom large over his head along with the state of his house, and Stanton has come to a realization. He cannot die without a male heir. He mustn't. And he would do anything, and he meant anything, to make that happen.
Even things that no sane man should consider.

Character Name and House: Shirei Swann
Age: 21
Appearance: Shirei is a tall and lean girl that looks much like her father when he was a younger man. with a slight figure, sharp features, and deep brown eyes. She has a few scars of her own from afield and minor accidents with the family sword, but otherwise remains an unassuming, if not particularly beautiful woman.
Gift: Champion
Skills: Swords (e), Defender
Talent(s): Swimming, Singing, Woodworking
Starting Title(s): Heir to Stonehelm
Starting Location: King's Landing, with the Hand.
Note: Shirei is the current bearer of Swan's Song.

Biography

Shirei Swann is the first of the three daughters of Stanton and Carolei Swann, and from birth she was always a strong, boyish little thing, though not as much so as she is now. Stanton and his wife doted on her, as any good parents would, and Shirei grew up loved and healthy, surrounded by care and comfort. Among her household servants, an old man named Lyle, who had seen her father reared, was her favorite, and the old man would constantly watch over the little Lady as she played in the yard or caroused around court.
Shirei never knew her father as the world had known him before his turn for bitterness and hatred, only seeing how others reacted to the man. With her, he was mostly gentle, though sometimes his temper got the better of him, or he was harsher with her than was warranted. The man never struck her, never abused her, the most he did was perhaps raise his tone to her a bit too harshly, and he would always apologize upon doing so, assuring her that it was not her fault that he was troubled so. She believed him, of course. She loved her father dearly.
Alas, this perception of her father was colored dramatically by the death of her first and oldest friend. She was hardly ten when Lyle was caught 'acting unusually' by her father and beaten bloody before her, her mother, and her then infant sister Serra. The beating was an uncomfortably long one- Lyle, an old and frail man by now, was dead long before Stanton stopped swinging the iron. The experience traumatized young Shirei, and she's never quite gotten past it. She also hardly believed the tale that Lyle had stolen from the family coffers.
Aside from that, however, her childhood was fairly typical, though not entirely so. Family friendship with the Baratheons meant that Shirei spent some time around Quentyn, and she envied the heir of Storm's End's skill at arms, learning the sword and shield to better accompany him in the yard and join in on his carousing, whenever he stayed in Stonehelm for a short time. The same would be said for Damon Morrigen, nephew of her father's most heated and hated rival at court, who she bore very little ill will towards. In fact, as they were both about the age where one begins to think of such things, Shirei quite fancied him, though as the heirs of their respective houses, such a match was all but impossible.
Stanton did not discourage his daughter's pursuit of arms, especially when she showed quite the knack for it, and grew into a rather tall and lean woman, taller than him in fact. He didn't encourage it, either. If anything, to Shirei's dismay, the man seemed utterly indifferent, passing off onto her the family sword, Swan's Song, and telling her not to do something stupid.
Now a woman grown, unwed at twenty, and positioned that she may one day lead a House Swann that has alienated all but its closest friends, Shirei is uncharacteristically nervous under her mask of stoic acceptance. Fearing for her father's declining mental state and her own place in the wider world, Shirei nonetheless does what she sees as her duty. Currently, she's petioned her father to remain in King's Landing, partly out of loyalty to her 'Uncle Billy', and partly out of a desire to be away from her father for some time.

The Universal Way of Avalokitesvara Bodhisattva- A Public Domain Translation of Chapter 25 of the Lotus Sutra

The Universal Way of Avalokitesvara Bodhisattva
The Bodhisattva of Boundless Will arose from his seat, bared his right shoulder, turned towards the Buddha with joined palms and asked: “World Honored One, we yearn to know why the Bodhisattva Avalokitesvara, He Who Hears and Heeds the Sounds of the World, is titled thus?”
The Buddha replied to Boundless Will: “Virtuous Son! If a multitude of distressed sentient beings, ensnared in myriad sorrows, cry out with one heart the name of Avalokitesvara, the Bodhisattva will heed their cries and release them from suffering. If those who uphold Avalokitesvara’s name were thrown into a raging inferno, they would, by the astonishing power of the Bodhisattva, be immune from the flames. And if swept away by turbulent tides, they would reach the shallows. Likewise, whenever the many who cross the oceans in search of a fortune in gold, silver, red coral, pearls and precious stones find baneful winds forcing them into perilous or haunted waters, then the whole vessel may be steered to safety if just one among them chants the name of Avalokitesvara Bodhisattva. For these reasons, he is honored as He Who Hears and Heeds the Sounds of the World.”
“Furthermore, if soon to be victims of violence cry for Avalokitesvara, the attacking blades shall break and leave them uninjured. Should a mighty host of Yakshas and Rakshasas —vast enough to cover the universe— march forth to torment others, then these fearsome ghosts, upon encountering someone who holds the name of Avalokitesvara Bodhisattva, would be unable to even gaze at them with evil eyes, let alone do any harm. And all who are chained and fettered, whether guilty or not, will be freed and their restraints shattered upon invoking the name of Avalokitesvara. Moreover, say a merchant caravan laden with wealth and goods is about to pass through a perilous path surrounded by hoards of marauders—men with hearts hardened by hatred and grievances. If at that time one of the merchants addressed his peers: ‘My good fellows, be not afraid, for let us all chant with one heart the name of Avalokitesvara, the one who bestows fearlessness, and be thus freed from these marauders,’ then the merchants, upon chanting ‘Homage to Avalokitesvara Bodhisattva,’ will be released from all danger and be able to see their goods to safety.”
“Boundless Will, the divine powers of Avalokitesvara Mahabodhisattva are ever so glorious. If beings stricken with lust or malice or ignorance often recall the Bodhisattva and cherish his name, they will see their vices recede. Boundless Will, Avalokitesvara possesses such bountiful and penetrating spiritual powers, thus, all beings must keep his name close to their hearts. If a woman wishing for a son prays and makes offerings to Avalokitesvara, she will have a son replete with fortune and wisdom. If she prays for a daughter, she will be blessed with a virtuous daughter of graceful countenance, honored by all. Boundless Will! Avalokitesvara has such awe inspiring powers, sentient beings who reverently pray to him will have not done so in vain, and shall receive endless good fortune. This is why all must receive and keep the name of Avalokitesvara.”
“Boundless Will, say someone faithfully upholds the names of Bodhisattvas as numerous as sand grains in sixty two hundred million Ganges Rivers, and offered bed linens, robes, alms food and medicines to each and every one of them for a lifetime, would not the merit of such a virtuous man or woman be great?”
“Certainly, World Honored One,” was the reply from Boundless Will.
The Buddha continued: “On the other hand, if someone else who holds only the name of Avalokitesvara bows and makes offerings but once to him, the merit and blessings attained will be equal to that of the previous person, and shall last for all time. Boundless Will! The blessings reaped from keeping the name of Avalokitesvara are unlimited and unending.”
The Bodhisattva of Boundless Will then asked the Buddha: “World Honored One, how does Avalokitesvara Bodhisattva tour the Saha world and minister to the masses? What is his way of preaching?”
The Buddha replied: “Virtuous Son, if the inhabitants of a land must meet a Buddha to be liberated, Avalokitesvara will appear in the form of a Buddha and minister to them. He will manifest as a Paccekabuddha to those who have such affinities, and as an Arhat to those who seek one. If people are to be liberated by the Great Brahma King, he will appear as one and preach the Dharma, and if an audience requires the form of the Heavenly Father, he will appear as the Heavenly Father. If beings need to be ministered to by a deva from the Heaven of the Unburdened, he will appear as one, and likewise manifest as a deva from the Greater Heaven of the Unburdened when required. If the need to appear as a Celestial Marshal arises, he will do so and preach in that form. If the form of the Celestial King Kubera is sought for, he will oblige. The same is true for the forms of princes, elders, householders, magistrates, brahmins, monks, nuns, lay devotees, consorts, matrons, youthful sons or pure maidens. He will furthermore appear as any god, dragon, yaksha, gandharva, asura, garuda, kinnara, mahoraga, human or nonhuman. And for those destined to be liberated by a Vajra God, he will manifest accordingly and preach the Dharma to them as a Vajra God.”
“Boundless Will! These are the meritorious deeds of Avalokitesvara, he graces all the lands in myriad different bodies and liberates all. So fail not to single-mindedly make offerings to Avalokitesvara, for it is this Mahabodhisattva who bestows fearlessness in moments of peril. He is known across the Saha world as the one who dispels all dangers and disasters.”
The Bodhisattva of Boundless Will declared: “ World Honored One, I shall now make an offering to Avalokitesvara Bodhisattva.” As he removed his bejeweled Livery Collar—a treasure equal to a thousand gold staters— and presented it before Avalokitesvara, he said, “O Humane One, please receive this pious offering of pearls and jewels.” Being ever humble, the Bodhisattva declined the gift. In response, the Bodhisattva of Boundless Will beseeched again, “Humane One, please accept this offering out of pity for me!”
At that moment, the Buddha said to Avalokitesvara: “You must accept this pious offering out of compassion for Boundless Will, the four assemblies, and for the gods, dragons, yakshas, gandharvas, asuras, garudas, kinnaras, mahoragas, humans and nonhumans.” Thus, out of compassion for them all, Avalokitesvara Bodhisattva accepted the gift, halved it, and offered a portion each to the Buddha and the Myriad Jeweled Stupa. “Boundless Will! Such is the supreme spiritual power of Avalokitesvara, he who is ever present across the entire Saha World.”
The Bodhisattva of Boundless Will then asked in verse:
“O World Honored One of wondrous countenance,
I now seek once more the origins of this Heir of Buddha,
The One Who Hears And Heeds the Sounds of the World!”
And so, The Eminent One of Excellent Features replied
To Boundless Will in mellifluous verse: “Hear the Ways of
Avalokitesvara, he who manifests in myriad places,
Has resolve deeper than oceans, he who has waited upon
Countless Buddhas over endless eons, and kept the
Great Vows of Purity. I shall now tell of the miracles
Granted to those who hear his name, see his person,
Those who hold his name close to their hearts,
For their many sorrows shall all wither into dust!
Say the murderous plot to push you into a fiery pit,
Abide in Avalokitesvara and the fiery pit will turn into
A delightful pond. Or if you are cast adrift in a mighty
Sea, surrounded by hydras, sea-nymphs and devil whales,
Abide in Avalokitesvara and the shallows shall appear.
If you are pushed off Mount Meru, abide in Avalokitesvara
And you will float in the void like the Sun. Suppose you are
Pursued by hounds to the edge of the Vajra Cliff, abide in
Avalokitesvara and see not one hair harmed. Or if you
Are trapped by extortionists, armed and ready to do harm,
Abide in Avalokitesvara and see forgiveness and mercy
Swell in their hearts. Or if you are ensnared in the laws of
Magistrates and sent to the guillotine, abide in Avalokitesvara
And the blade shall break into pieces; if chained and fettered,
Then the restraints shall be shattered and liberty regained.
If you are victim of the dark arts, of curses and vexes,
Abide in Avalokitesvara and the malice shall backfire
Onto the culprit. And should you meet fearsome
Rakshasas, venomous basilisks and other ghosts, abide in
Avalokitesvara and none would dare haunt you. Or if
You are circled by ferocious beasts, teeth and claws
Long and sharp, abide in Avalokitesvara and see them scatter
Away in every direction. Cobras and scorpions, toxic vapors
And thick smoke, all dissipate when the name
Of Avalokitesvara resounds in the air. And so too
Ominous clouds, striking lightning, hail and rainstorms—
Fading before the powers of Avalokitesvara. The multitude
Of sentient beings, ensnared in myriad sorrows, shall find
Release in the wondrous wisdom of Avalokitesvara, which
Can alleviate all worldly pains and anxieties. Replete with
Divine powers, and forever perfecting his wisdom and ease,
He manifests in all the lands across the ten quarters.
The manifold states of woe, the hells, ghost realms and
Beastly domains, the suffering of birth, old age, illness, and
Death shall all recede. Heeding purity and truth, heeding the
Vast body of wisdom, heeding benevolence and compassion,
May all forever admire him with resolve and praise.
Radiance pure and unblemished, like sagacious solar rays
Dispelling the darkness, able to tame all disasters from wind to
Fire, and illume without bounds the whole universe. He is
The body of benevolence, with thundering virtue, pouring forth
The ambrosia of truth to extinguish the embers of anguish.
If you are mired in prosecutions or caught in the throes of
Battle, abide in Avalokitesvara and all enmity shall vanish.
The wondrous sounds of Avalokitesvara, so pure like
Serene waves, peerless in this world, who could afford
Not to keep his name? Cherishing each chant with true faith,
The pure and sagely Avalokitesvara is your rock in times of
Pain and peril. Replete with merit and eyes of benevolence,
Blessings boundless like the ocean, worthy of reverence!”
In the end, the Bodhisattva Who Shouldered the Earth rose and proclaimed before the Buddha: “O World Honored One, anyone able to hear this sermon on the boundless deeds of Avalokitesvara and his universal works of mercy surely has an abundance of merit.” And as the Buddha spoke this Sutra, the myriad beings in the congregation before Him vowed for Unsurpassed Bodhi.
Namo Avalokitesvara Bodhisattva!
Namo Avalokitesvara Bodhisattva!
Namo Avalokitesvara Bodhisattva!
Namo Avalokitesvara Bodhisattva!
Namo Avalokitesvara Bodhisattva!
Namo Avalokitesvara Bodhisattva!
Namo Avalokitesvara Bodhisattva!
Namo Avalokitesvara Bodhisattva!
Namo Avalokitesvara Bodhisattva!
Homage to the Greatly Compassionate, Greatly Benevolent, Avalokitesvara Mahabodhisattva!

Protecting Your Home and Peace of Mind: Earthquake Home Insurance in California
Introduction
California, known for its stunning coastline, thriving cities, and beautiful landscapes, is also a state prone to seismic activity. With its location on the Pacific Ring of Fire, earthquakes are a natural occurrence that residents need to be prepared for. In the face of potential devastation, it is crucial for homeowners in California to understand the importance of earthquake home insurance. This article aims to shed light on earthquake home insurance in California, its significance, and the factors to consider when obtaining coverage.

Protecting Your Home

Understanding Earthquake Home Insurance

Earthquake home insurance, also known as earthquake insurance or seismic coverage, is a specialized form of insurance designed to protect homeowners from financial loss resulting from earthquake damage. Unlike standard homeowner's insurance policies, earthquake insurance specifically addresses the unique risks associated with seismic events.

Coverage and Benefits

Earthquake insurance typically covers structural damage to your home, as well as damage to personal belongings caused by an earthquake. Additionally, it can provide coverage for additional living expenses if your home becomes uninhabitable due to earthquake damage, such as temporary housing and food expenses. The coverage limit and deductible for earthquake insurance policies can vary widely. It's essential to evaluate your needs and select coverage that adequately protects your home and possessions. Some policies may also offer optional endorsements to cover specific items or structures, such as swimming pools, detached garages, or outbuildings.

Factors to Consider

1. Risk Assessment: California is a vast state with varying levels of seismic activity. The proximity to fault lines, historical earthquake data, and geological assessments of the region can help determine the risk level for your property. Evaluating the potential risk in your area is crucial in deciding the coverage you require.
2. Building Type: The construction and structural integrity of your home play a significant role in determining your insurance needs. Older homes, for example, may require additional coverage due to potential vulnerabilities. Retrofitting measures, such as bolting, bracing, or reinforcing your home's foundation, can also impact your insurance rates.
3. Coverage Limits and Deductibles: It is essential to carefully review the coverage limits and deductibles offered by different insurance providers. Consider the replacement value of your home and possessions to determine the appropriate coverage amount. Be mindful of deductibles as well, as they represent the amount you would need to pay out of pocket before insurance coverage kicks in.

4. Cost vs. Benefit: Assessing the cost of earthquake insurance against the potential benefits is crucial. Compare the premium costs with the estimated cost of rebuilding or repairing your home in the event of an earthquake. Keep in mind that insurance costs can vary based on factors such as location, construction type, and coverage limits.
5. Exclusions and Limitations: Like any insurance policy, earthquake insurance also has exclusions and limitations. It's crucial to understand what is covered and what is not. For instance, some policies may not cover landslides or damage resulting from other earth movements. Reviewing policy details and asking questions to insurance providers can help clarify any uncertainties.

Conclusion

Given California's high seismic activity, protecting your home and belongings with earthquake insurance is a prudent decision. Earthquakes can strike without warning, leaving behind a trail of destruction and financial burden. With earthquake home insurance, you can gain peace of mind, knowing that you are financially safeguarded against potential losses.
When considering earthquake insurance in California, it's crucial to assess the risk level in your area, understand your coverage needs, and carefully compare policies from different insurance providers. By taking proactive measures and securing earthquake home insurance, you can ensure that your home and your family's well-being are protected in the event of a seismic event.

2023.06.07 11:27 webuyequipment Forklift Heavy Construction Equipment - Things You Need To Know Equipment Planet Equipment

Forklift Heavy Construction Equipment - Things You Need To Know Equipment Planet Equipment
What are the things that you need to know about forklift heavy construction equipment? When you think of construction equipment, a forklift might not be the first thing that comes to mind. They are, however, powerful lifting and moving machines that may aid transfer things both inside and out, similar to a scissor lift or telehandler.

What Is a Forklift and How Does It Work?

Lift truck, jitney, forklift truck, and fork truck are all terms used to describe a forklift. A forklift is basically an industrial vehicle that lifts things with a two-pronged forked front attachment. That material is frequently shown on a wooden platform or pallet.
Products and commodities on a pallet or other platform are frequently moved with forks. A forklift has the ability to lift and lower materials. The forklift, unlike other machines that can be connected with a forked attachment – such as a telehandler – is useful for undertakings that require a lot of material movement.

What Is the Purpose of a Forklift?

There are several distinct types of forklifts, each with its unique set of features and benefits.
A forklift is used to lift, move, and carry objects in general.

https://preview.redd.it/161nvxj5ek4b1.png?width=500&format=png&auto=webp&s=f82d79908bcef45331e570f5bdbd42e757d1e568

What are the Functions of Forklifts in Construction?

Industrial forklifts are used to transport materials across building sites and over long distances. Bricks and wood, as well as tile and other interior construction materials, are frequently supplied on pallets on construction sites. When packaged together, they are simple to send. A forklift can help carry them to where they’re needed once they’re delivered on-site.
Because heavy-duty machinery like telehandlers and even front loaders can be equipped with fork attachments, genuine forklifts are rarely seen on construction sites. The telehandler, in example, is an excellent material mover since it can lift both up and out, making it simple to carry materials to various levels of a project.

Warehouses with forklifts

When you hear the word “forklift,” one of the first pictures that may spring to mind is: Forklifts are useful in warehouses because they allow bulk products to be stored while still being packaged for shipping. As a result, the forklift has twice the importance in the construction business. They are used to transport and load items in preparation for transport to a construction site. Even though they aren’t visible on physical locations, they are nonetheless incredibly important to the industry’s efficiency and production.

The Forklift’s Evolution

The forklift, which dates from 1887, is almost as old as the Statue of Liberty. A lift truck was the name given to the initial prototype of the forklift. But it wasn’t the forklift that came first; it was the pallet.
Pallets, also known as skids, are associated with the industrialisation of the United States and were used to stack and transport commodities and resources. To keep up with the demands of the industrial period, the first forklift was invented to move these pallets. The initial lift truck could barely lift a pallet a few inches off the ground. It was a clunky precursor to today’s mighty technology.
With the passage of time, the forklift grew in popularity and power. The Pennsylvania Railroad built a platform truck to help transport luggage on and off of their trains in the first decade of the twentieth century. When the First World War broke out in 1914, the forklift’s popularity and demand skyrocketed.

https://preview.redd.it/68jjmsg7ek4b1.png?width=980&format=png&auto=webp&s=8474a396616715e877b53dba0fd837c29d9a8468

During World War I, the forklift was used extensively.

With a large portion of the labor force serving in Europe during the war, interest in the forklift grew. It was a godsend to have a powerful machine that could help transport enormous amounts of material at once. Many items, including as weapons, clothing, and food, were packaged for shipment and had to be put onto trucks and trains at the time. Because the majority of the workforce was based overseas, warehouses lacked the same degree of staff. Forklifts started to appear in factories and warehouses.

The Towmotor Company and the Yale and Towne Manufacturing Company both joined the fork truck industry in the United States in 1920.

Towmotor Company is a company that specializes in towing vehicles

Lester M Sears launched Towmotor in 1919 after inventing a gas-powered tractor with forklift capability. They invented the first industrial forklift in 1933 and continued to produce various forklift models weighing 1,500 to 15,000 pounds. Caterpillar Tractor Company purchased Towmotor on November 10, 1965.

Yale & Towne Manufacturing is a company that manufactures a variety of products.

Linus Yale Jr. and Henry Towne founded Yale & Towne in Stamford, Connecticut, in the late 1800s. The company started with making locks. In 1920, this company developed its first forklift, and its name was changed to Yale and Towne Manufacturing. The forklift was a battery-powered low-lift platform truck at the time.
Soon after, the business began developing light-lift platforms. Yale & Towne was the first company to develop a tilting forklift truck. Yale Materials Handling Corporation now manufactures a wide range of electric and engine-powered material handling equipment.

Continued The Forklift’s Evolution

The advent of the hydraulic-powered lift system was a game-changer for forklifts. The machines could lift more and higher with this technical improvement. As the world got more industrialized, a standard pallet size became more widespread. The development and application of forklifts became significantly easier because to this one-size-fits-all standard.
The Second World War, like WWI, encouraged the use of forklifts and pushed for more effective material storage systems in warehouses. Some argue that the standard we presently use for storing commodities, including the usage of forklifts in practically every warehouse and storage facility throughout the world, was created during WWII.
The majority of the machine’s modifications since then have focused on improving comfort, increasing lifting capacity, and lowering emissions. Fuel cell technologies, ergonomic cab designs, and even electric power are all common features of today’s forklifts.

Forklifts come in a variety of shapes and sizes.

Counterbalance forklifts, side loaders, industrial, and warehouse forklifts are among the various types of forklifts available. Cushion and pneumatic tires, as well as tough terrain forklifts, are available.
  • Models and Makes That Are Popular
  • Forklifts are available in a variety of makes and models.
  • Hyster
Hyster began as a forestry equipment manufacturer in the Pacific Northwest in 1929, during the Great Depression. A hoist was utilized on one of the company’s vehicles to assist loggers in lifting and moving equipment. They ran with the idea of only having one staff to handle a large amount of stuff.
During WWII, Hyster equipment was employed by both the American and British forces to aid move materials and goods, cementing the company’s reputation. Since then, the brand has expanded throughout the world and has become synonymous with forklifts.

Yale

Yale began as a lock company in the late 1800s, as previously stated. Their first forklift was produced in 1920, and they have been focused on this market ever since. The company presently produces a wide range of forklifts, ranging in weight from 3,500 pounds to 35,000 pounds. Their forklifts are designed for a variety of applications, including building projects, farm operations, and port and warehouse requirements.

JCB

JCB was founded in 1945 by Joseph Cyril Bamford, who has been credited with inventing the telehandler since 1977. With over 2,000 dealer locations in over 150 countries, JCB is now one of the world’s leading equipment manufacturers.
The teletruk industrial forklift and the rough terrain forklift are the two primary types of forklifts that JCB concentrates on. Their teletruk is a cross between a telehandler, a skid steer, and a forklift. It mimics the cab of a skid steer or normal forklift while allowing the telehandler’s distinctive outward reach. The wheels also resemble those of a standard warehouse forklift. This inventive design exemplifies how versatile construction machines and equipment can be. JCB has even introduced a new electric teletruck variant!

The Forklift’s Multi-Functionality

While most people associate forklifts with warehouses, they actually have a lot of ties to the construction industry. The construction industry largely relies on these devices, whether it’s loading supplies to be sent to a construction site or stacking timber, bricks, or other materials. A building site would not be nearly as efficient if it could not get massive orders of materials and have everything they need to really develop projects. Whether it was because to the pallet or as a result of World War I, our industrial and commercial world would not exist today without the forklift.

2023.06.07 11:26 Proastandtoast Van Life Chronicles: Exploring Iceland for Three Weeks

This sub has been an incredible source of information and inspiration, so I gave myself an hour to write down and share some insights from the recent three-week road trip I’ve had with my partner.
General remarks:
- Our main goal was to enjoy nature, so we were okay with spending absolutely no time on the golden circle or in Reykjavik. Due to the weather, we ended up doing both anyway; but these would be the parts of the trip I would skip first. Coming from continental Europe, we had almost no jetlag and could safely start directly with our journey. With more jet lag, some more time to adapt is definitely a good idea.
- We rented a 2WD campervan from Star Car Rental and spent all but the final night on campsites. Our experience with Star Car was very good. The price was competitive and included unlimited mileage, additional driver and all necessary utensils (chairs, table, cooking stuff). We got picked up from the airport and were ready to go within 15’. When giving back the car, we got driven to our hotel without any inspection (we did have zero excess insurance).
- Mid-May to beginning of June was a very nice time to travel. The days are long (I’ve seen no darkness), almost all camping places are open, but the crowds at the highlights are small – except for the big boys in the south.
- We started our days quite early and therefore typically arrived during the afternoon at the campsites. The kitchen area, showers and laundry spaces were often free to use. Be prepared to go to campsites that have only 2 stoves and 1 shower. During prime time, expect some waiting times.
- We picked up around 100 € worth of cash – two campsites were cash-only, everything else was absolutely card-first / cash-free.
Useful ressources:
- Vedur and Safetravel: This sub is absolutely right. Learn how to read and anticipate the weather before you get there. We were there during two yellow warnings and these things are really no joke. It helps to have plenty of time to spontaneously adapt the schedule. And we’ve seen it all: blizzard in the West, hail up North, storm in the East and sun in the South.
- Google reviews & park4night: These were pretty accurate for the campsites. 4+ stars are no-brainers, 3+ depend on your needs (kitchen, shower, electricity) and less than 3 should be avoided. Also, remember to rate them yourself during/after your trip to increase the statistical significance ;)
- Google Maps/MyMaps: MyMaps was useful during our planning to fill with random highlights (waterfalls, hotpots, hikes, campsites) and to set up a rough itinerary. Google Maps is accurate on paved roads. On gravel roads, expect some significant delays. Maps calculates with 80 km/h, while you will probably never exceed 50 km/h. In the Westfjords, we guess-timated our times with 2 minutes per kilometer on the gravel roads. The Happy Campers Campsite Map as well as the Hot Pot Iceland Map were nice to have in the back-pocket to check with some time to spare whether something is close by.
- Polarsteps: This was a cute little App, which we used to keep family and friends informed. You can add pictures and some text to your highlights. This way, you don’t send the same picture into various chats and there is a location- and time-dependent context.
Cost: This is the per-person cost breakdown for our 21-day trip (20-day camper rental, 1 hotel stay, total 3’500€).
- Rental (zero excess insurance, additional driver): 1’135 €
- Flight (from continental Europe): 700 €
- Activities (Pools, Spas, Horse-riding, Kayak): 300 €
- Camping (pretty consistent 2’000 +- 500 ISK p.P.): 275 €
- Groceries (Bonus, Kronan, Netto): 255 €
- Coffee, Beers, Food in Restaurants: 260 €
- Petrol (420 € in total for roughly 3’600 km): 210 €
- Souvenirs: 180 €
- Ferries (into Westfjords and to Westman Islands): 95 €
- Hotel: 75 €
Highlights:
- Sundlaug and Spas: When camping in small towns, very often there will be a swimming pool close by. They are not expensive (around 1000 ISK pP) and a great way to relax after a long day. Also, it feels nice to take longer, hot showers without knowing people are waiting in line. We decided to go for some smaller premium spas and were very happy with all of them: Krauma was one of our first stops, the Forest Lagoon was incredible during evening hours and GeoSea was also fantastic. Re: nudity. It takes a bit to get used to, but its very refreshing to see this very open approach to nudity in the pools. No one cares, no one watches – just do your thing. It’s cool to see groups of friends at all age groups be so open about it. Certainly very different compared to continental Europe.
- As we had to skip the Eastfjords a bit due to storm, we had some time left at the end. We spent the last 3 nights on the Westman Islands. It was great to leave the car for a longer while and do everything by foot. There are plenty of things to do and the swimming pool is fantastic.
- Mulagljufur: Use Google Maps to find the exact location, as of now, there is no sign along the road. The canyon is very beautiful and we ended up hiking for almost three hours. Couldn’t get enough of the views.
- Glymur: The infamous log wasn’t placed when we were there, but the short hike to the cave and towards the canyon was absolutely worth it.
- Camping highlights: Melanes campsite at Raudasandur beach (Westfjords): incredible scenery, wild drive to get there; Thingeyri campsite (Westfjords): directly at the fjord, fantastic infrastructure (probably the best kitchen we’ve had) and IMHO a great alternative to the Tungudalur campsite in Isafjordur; 66.12 N campsite (near Husavik): insane ocean view, good infrastructure, one of the best sites along the diamond circle; Glamping&Camping (Westmann Islands): beautiful setting, good infrastructure.
Itinerary (Highlights: *, ** or ***)
Day 1: Arrival at KEF during the afternoon in pouring rain, set up campervan, first grocery stops at Bonus and Kronan, Dinner at Issi’s Fish&Chips*, Camp at Hjalli Kjos
Day 2: Glymur hike** (up to river, no log), Krauma Spa**, scenic drive into Snaefellsnes, Camp at Freezer Hostel
Day 3: Check out Snaefellsnes highlights, get to Stykkisholmur in the afternoon, Ferry Baldur to Brjanslaekur, Hellulaug hotpot*, drive to Melanes campsite*** on Raudasandur beach

Day 7: very long drive out of westfjords towards Varmahlid. Hot dog stop in Holmavik and arrive at Lambeyri campsite (cash only)
Day 8: woke up with dead battery, but got jump start by campsite owner. Horseriding tour at Lytingsstadir* was very nice, drive to Akureyri, visit Forest Lagoon**. It was Saturday night when we visited, upon leaving we had police checking every driver for alcohol – so better hold off the pool-side bar ;) wanted to camp at Vaglaskogur but campsite wasn’t open. Went up until the CJA campsite in Laugar with a late-night stop at Godafoss (around 10pm, were the only people there)
Day 9: check out Myvatn area: Dimmuborgir hike, Hverir, Leirhnjukur hike**. Then continue to Dettifoss and camp at Asbyrgi. Late night hike to Asbyrgi ‘island’*.

Day 11: long drive with very strong winds. We had to go back to Akureyri (optician to fix broken glasses), so went through Myvatn again with a quick stop at Grjotagja. Beautiful drive, weather was too bad for Studlagil canyon, so we continued all the way to Borgarfjordur eystri. Crazy winds during the night and we were happy that our car didn’t get blown away.
Day 12: unfortunately, no hikes in this beautiful area. Waited for storm to pass until lunchtime, visited harbor with puffins**, drive to Egilsstadir (hot dog stop), continue to Seydisfjordur (kind of underwhelming town, the drive is gorgeous though) and, due to weather forecast, continue all the way to Djupivogur campsite.
Day 13: Incredible drive from Djupivogur to Höfn, stops at Hvalnes and Jökulsarlon. Hike at Mulagljufur***, camp at Svenifell.
Day 14: early-morning hike in Skaftafell**, continue to Kirjubaersklausur for campsite. Had to skip Fjardrargljufur due to weather, visited local swimming pool.
Day 15: yellow warning again. Continued to Vik for Skool Beans Coffee*, quick stop at Reynisfjara beach (red alert was on, so we didn’t go further than the sign), continue to Skogarfoss and hike part of Fimmvorduhals*, camp in Selfoss – swimming pool was closed unfortunately.

You can find the original blog post, complete with all the shiny covers, here.
If you would like to be kept up to date with the upcoming lists, please subscribe to my newsletter by clicking this link. I don’t send out letters too often, pretty much once a month when this list goes out… and occasionally if I release a book or something.
As always, this is not a comprehensive list, but only includes all the books I have heard about so far.
If you have a fantasy novel you are self publishing in June or beyond, let me know by filling out THIS FORM, and I shall add it to the page. There are but 3 requirements:
1) It must be a self published fantasy novel.
2) It must have a Goodreads page.
3) It must have a cover.

Together, they broker peace between Florence and its enemy.
If Marcus is going to help Claire, he’ll have to survive. Peace has upset the balance of power in the capital city. The king stands increasingly alone against: the Constantines, a commercial enterprise as much as a clan, who aim to profit from peace as they have from war – the warrior nobles, descended from the founders of Florence and quick to turn against a weak throne – and Reburrus, the high priest of Florence, convinced Claire answers to hostile foreign gods. As the city comes to a boil, Claire and Marcus – and Marcus’s formidable army – will have to decide where their allegiance lies.
Claire becomes a reluctant participant in a savage campaign. While Marcus leads the battles, she tries to gain control of the unimaginably powerful Ctesiphôn – a ghost tower in the heart of Florence, shrouded in magic and myth.

1st June – The Nameless Restaurant by Tao Wong

Urban Fantasy, Cozy Fantasy
There is a restaurant in Toronto. Its entrance is announced only by a simple, unadorned wooden door, varnished to a beautiful shine but without paint, hidden beside dumpsters and a fire escape. There is no sign, no indication of what lies behind the door. If you do manage to find the restaurant, the décor is dated and worn. Homey, if one were to be generous. The service is atrocious, the proprietor a grouch. The regulars are silent, brooding, and unfriendly to newcomers. There is no set menu, alternating with the whim and whimsy of the owner. The selection of wine and beer is sparse or non-existent at times, and the prices for everything outrageous. There is a restaurant in Toronto that is magically hidden, whose service is horrible, but whose food is divine. This is the story of the Nameless Restaurant.

The reanimated corpses —known as autominds— are used to control enormous contraptions of magnetically enchanted metal, forming the backbone of The Droughtland’s factories. The only thing stopping the smelters from expanding their illicit industry is Revance.

21st June – Hierachy of the Unseen by B. Pigeon & Fell A. Marsh

Epic Fantasy
Demons and humans are locked in endless struggle.
This is an intrinsic fact of nature. The demons believe their salvation lies in bleeding humanity of the life-force called light, while the humans are equally determined to defend it.
Within the sprawling empire of Lu-nevet, the two sides have settled into an uneasy peace, employing less violent tactics. But this peace can only hold for so long.
The state religion of Lukeira sends devout demon hunter Mitzli deep into the borderlands to bless the victims of demonic pranks. Once they arrive, however, they find unexpected signs of violence. They team up with irreligious hunter Veleiry to investigate—and the destruction the two uncover is an ominous sign of what’s to come.
Meanwhile, shiftless demon Kor falls under the scrutiny of his vampiric commander, Mant—meaning he must actually do the work of tormenting humans, rather than taking credit from his now-ex-partner Yez. Slowly, he begins to realize that the demons’ strategy is shifting, and may be heading down a path he cannot follow.
Mitzli and Kor will have to betray their respective factions if they want to put an end to the violence before it escalates. But the two of them, both outcasts among their own kind, are the only ones who know the truth. How can they protect the world if no one will listen?
