A little back story, we were looking for a home back in 2021. Wrote an offer in November that wasn’t accepted, shortly after that, the market went crazy. Spring of 2022, we just decided to put the home search on the back burner and rented an apartment for 16 months.
Cut to about a month ago, we decided it was time to start looking again. We got a new pre approval (conventional, was using VA the first time around and it didn’t seem like we could write a competitive offer). The new realtor we are working with really doesn’t seem to do much. We get emails with his name on them, but I know those are automatic emails, he is not out looking for anything.
We end up finding a property we thought we would like. This property was listed by his company and they were having an open house that weekend. We thought great, he can take us over before the open house and we could look at it together. His response “why don’t you go to the open house and tell me what you think”. We thought this was strange. When we finally go to the open house, he texts us on the way there telling us to look specifically at certain parts of the house.
The house was a piece of shit, and it was expensive. Needed a new roof, new windows, all new carpet, new siding. This guy new that and just let us waste our time. He knows what our budget is and knew how much work that house needed.
I tell this guy that time is becoming a factor, and that we need to give notice to our apartment on wether we are staying or moving out soon. His response was asking if the apartment would let us sub-lease. We told him no (I have never lived in an apartment that didn’t specifically say you couldn’t sub-lease) and his response was “I wish I could help, it’s a tough market”.
Is it not his job to help us find a house!?!
The next day he sends us a text saying he owns a couple rental properties that we could rent from him month to month. This is kind of where I lost it.
It seems to me this is incredibly unprofessional. What would his incentive be to help us find a home when we are renting from him?
Am I over reacting to this whole thing, or are these really scummy business practices?

Een tijd geleden kwam ik erachter dat ik teveel aan huur betaal, ook door de huurcheck van BNNVARA. Nu ik waarschijnlijk ga verhuizen en ook mijn huidige huur ga opzeggen heb ik de neiging om hier iets mee te doen. Ik weet echter niet wat mijn rechten zijn of wat ik kan doen.
Mijn huurbaas woont boven mij, ik huur een kamertje waar een badkamertje en keukentje in zit. Dit is er door de huurbaas ooit ingezet. Mijn huurbaas huurt via een woningcorporatie in de vrije sector. Onderverhuur is op de website van deze woningcorporatie toegestaan, echter mag de verhuurder van het kamertje maximaal 30% van de kale huur vragen.
Recentelijk kwam een woning vrij in hetzelfde blok voor 970 euro exclusief per maand. Mijn maximale huur mag dus 291 euro per maand incl. zijn echter betaal ik 300 euro per maand via overschrijving, 190 euro per maand contant erbovenop. Ik betaal in totaal 490 euro per maand. Het contante deel is mondeling afgesproken en staat ook niet op mijn huur contract.
Wat wel in mijn huurcontract staat is dat mijn borg 490 euro is, de maandelijkse huur 300 euro. In Whatsappjes met mijn huurbaas refereer ik soms naar het contante deel. Ik weet niet of dit ergens bewijs voor is.
Misschien interessant, misschien niet. Ik sta niet ingeschreven in de plaats waar ik de kamer huur.

I made a comment about this on the hot takes post, and I’m probably gonna get flamed for it, but some of y’all need to CHILL. I went to one of their concerts last year and was at the front row because it was my first concert and I really wanted to see all the action. The vibes at the front were absolutely TERRIBLE. Most people I talked to didn’t even care about the experience or the music, and just cared about being in the front and keeping their spot. At one point, I had to go to the bathroom, and I had to literally shove my way through people because nobody would move. A lot of people had been following them the whole country and had gone to almost every concert while on tour, putting their lives on pause to see them. I mean I get it I guess, but these were the same people that were rabid about being in the front. I still had a great time, but it was just such negative vibes and almost like a cult like obsession from nearly everyone in the front row. It was wild, and nothing like the other concerts I have been to since, where people were there for the music and to have a good time. Has anyone else had a GA concert experience like this?? To everyone who had followed them around the country and tried to get to the front every time:why? I genuinely want to understand. I kind of don’t want to see them live again because of the type of people that were there. So much celebrity worship and obsession at that concert.

With the upcoming reverts, while I do think quickblades is probably still gonna be king, ie might be a viable option with some bruiser-ish type builds.
WARNING SCHIZO ALERT I DID NOT DO THE FUCKING MATH THIS IS ALL IN MY HEAD
Core: ER + IE CDR: rav hydra, shojin(may be core), cleaver(idk why you would build this), axiom Tanky: sterak, DD, GA, anathema, titanic, GA, etc... MS: Stormrazer, PD, Deadmans, cosmic( for fun ) Common example build: ER + IE + shojin + rav + steraks + lucidity
Serylda argument: As we all know, gp barrels inherently prefers 1-2~ lethality items rather than pen. However, stacking %pen isn't unheard of(see pantheon). Serylda's Stat line is just kinda sicko and should be considered when doing the math.
Pros: This route would essentially allow gp to run a more bruisery style akin to panth or jayce, focusing more on cdr and health. The build is much more flexible as you essentially have 3 open spots as you do not have to build crit for quick blade passive. This should play similarly to those old triforce ie + 1 builds back in like season 7-8(I forgot don't correct me). The use of shojin also frees you from quickblade auto passive and probably is better?(again didn't do the math but the cdr on this build should be sick with ie bonus ad mythic passive)
Cons: lower crit consistency and probably over all damage.
Idk just some thoughts

Hello all, thanks in advance for your time! We're living with my mother Johnstown PA, and we have a realtor we like well enough giving us tours around town. We *also* want to check out houses near Pitt, anywhere between an hour and 100 minutes away.
The twist is that we're not committed to either location. There's family here and a small city nearby, but we both love the big city and my fiancé will be going to school there for about a year soon. So we want to look at both locations.
What's the polite version of arranging this? What's the impolite version? I know it's too big of a decision to make based on politeness, but I also don't want to screw a decent realtor if it's avoidable.
Is it pretty normal to get him to set us up with another realtor from his company in that area? Do we ask him to just slog 90 minutes to show us houses? Is the only real way to go behind his back?
Seriously, any insight is much appreciated--thank you again for reading.

I've got a candidate for a GA rental who is displaced from their family home due to electrical fire. Their insurance is working with CRS (crsth.com) to find them a new place to live while the old one is repaired/rebuilt.
In this case they're seeking a 12 month lease and are willing to pay a premium above list rent since I know this won't be a long term tenant.
I'm satisfied with the numbers and the due diligence on the tenant themselves. My research on CRS suggests this is a fairly standard business model and a legit company. The tenant will sign the lease. Payment will arrive directly from CRS via check.
What documentation should I expect or require from CRS to spell out the relationship and expectations?
